James P. Cate, Managing Principal & Founder

Putting it simply, James Cate is most comfortable taking the road less traveled. 

In his successful real estate career, which spans more than two decades, James has been involved in real estate consulting projects and transactions valued at more than $1 billion. He has been on both sides, filling both advisory and principal roles. His expertise includes acquisitions, asset management, workouts, dispositions and structured finance. In addition, he has experience in investment brokerage, leasing, and sale-leasebacks.  This includes office, industrial, residential, retail, and land.

Prior to founding Glenfield Capital in 2005, James was the managing principal for the Southeastern Region of New York-based Newmark Capital Group (Newmark Grubb Knight Frank).  There he managed large-scale transactions on behalf of institutions, private equity firms, developers and off-shore investors. His clients included SwissRe, Manulife Insurance, Veritas Capital, Platinum Equity Holdings, and GMAC Insurance.

When asked what makes real estate investing so appealing to him, James cites the unique combination of bricks and mortar, creative ideas, strategic finance, and, ultimately, the need for effective salesmanship that makes the real estate world go round.

James’ professional recognition includes being the youngest vice president of Bryant & Associates (Advantis), the #1 producer in the Atlanta office of Marcus & Millichap, and the top southeastern producer for Julien J. Studley, Inc. (Savills Studley).

Today, James is a highly sought-after speaker for industry events and conferences and a frequent guest lecturer at Georgia State University’s nationally ranked Robinson School of Business.  He has been quoted extensively including in BusinessWeek, National Real Estate Investor Magazine, Georgia Trend, and the Atlanta Business Chronicle.

James earned a Bachelor of Business Administration degree the Robinson School of Business at Georgia State University. 

Father to two avid soccer players, James has developed as passion for coaching soccer. He believes that a good coach is a mentor, teacher, motivator, and psychologist.  Knowledge and understanding of the actual sport is secondary to those traits.  He believes that the same rings true for the real estate world.  Simply understanding the ‘bricks and mortar’ aspects of the industry isn’t enough.  To be truly successful, you have to possess a diverse set of skills – analytic capabilities, relationship-building skills, negotiation skills, and salesmanship.

Deena K. Snipes, Principal, Asset Management

Deena is committed to quality effort.  She’s never understood (or had much patience for) mediocrity – if something is worth doing, it’s worth doing well. 

Deena has broad responsibility at Glenfield Capital.  She is responsible for handling all of the firm’s legal matters, including transactional due diligence and contract negotiations, as well as investor communications and asset management of the Glenfield portfolio. 

Prior to joining Glenfield Capital in 2006, Deena served as Executive Director of Legal and Business Affairs at Cypress Communications, a managed telecommunications services provider. There she was responsible for overseeing negotiations on the company’s 18 nationwide office leases, as well as license agreements for its telecom equipment space in more than 1,000 Class A office buildings. While at Cypress, Deena helped analyze the company’s regulatory tax and surcharge structure, including the implementation of more than $1 million in additional annual revenue and managed the renegotiation of more than 500 real estate agreements, saving the company more than $8 million over the term of those agreements.  In addition, Deena played an essential role in the purchase of five other telecommunications entities and the public stock acquisition of Cypress twice in three years.

I love the collaborative effort among the team at Glenfield.  We all come to the table with different perspectives and are able to reach sound decisions by listening and learning from one another on a daily basis.

Prior to Cypress, Deena was a senior paralegal at Delta Air Lines, focusing on Delta’s real estate and leased facilities, vendor contracts, aircraft leasing and corporate securities.

She began her career at Parker, Hudson, Rainer & Dobbs as a commercial finance paralegal.

Deena is a passionate cook, an avid runner, and a devoted dog parent.  She earned a Bachelor of Arts degree in Business Administration with a double major in English from Presbyterian College in Clinton, SC.

Andrew O'Brien, Vice President, Investments

Whether it’s where we work, where we play, or where we live, real estate is part of everyone’s daily life.  While few of us think about what transpired behind the scenes to develop and manage a commercial property, Andrew has spent his entire career doing just that.  In fact, he has developed a real passion for thinking of ways to improve real estate in an effort to optimize user experiences.  He says the key to doing this is truly understanding how people use and think about the spaces they occupy and how businesses work.

At Glenfield Capital Andrew is responsible for identifying new investment opportunities, as well as managing underwriting processes and establishing new debt and equity relationships required to complete acquisitions.

Prior to joining Glenfield Capital in 2012, Andrew served as a financial analyst at Newmark Knight Frank (Newmark Grubb Knight Frank), working primarily with the firm’s tenant representation teams. As a Senior Financial Analyst, he assisted in expanding the firm’s investment transaction capabilities, developing proprietary asset valuation analyses covering all sectors of real estate, including office, retail, hotel, multi-family, student housing, and development. He was also responsible for executing investment sale and capital market transactions throughout the Southeast and served on Newmark’s Southeastern Strategic Advisory Services team, providing support to owners and lenders of troubled real estate.

A lot of people can develop a great strategy, and virtually any strategy can be replicated.  The difference between success and failure is in the quality of the individuals executing the strategy.  That’s where Glenfield Capital really sets itself apart.

Andrew has analyzed and worked on transactions involving GE Capital, Lennar, Panasonic, Burger King (Headquarters), AirTran, Spanx (Headquarters), Travelport and Allied Domecq/Allied Holdings. Andrew has managed the underwriting process for transactions valued in excess of $750 million.

Andrew earned a Bachelor in Business Administration degree from Southern Methodist University, where he concentrated in Real Estate Finance and minored in Economics.

Vicki Parker, Director, Property Management

Vicki believes that every day offers the possibility to learn and grow, which is why she was thrilled to have an opportunity to transfer the knowledge gained thus far in her commercial real estate career to a new and exciting position at Glenfield Capital. 

Vicki joined the Glenfield team in 2014, following the firm’s acquisition of the LaSalle Portfolio.  The acquisition included The Corners properties where, as a TPA Realty employee & subsequent CBRE contractor, Vicki had managed the property for nearly a decade.  She worked closely with Glenfield throughout the ownership transition, during which time the extraordinary value in her knowledge and expertise became very apparent to all.  Her insight and the unique perspective she brought having managed commercial properties for so many years was something that Glenfield felt would round out its team well.

Vicki’s real estate career began in Houston, TX in the 1980s.  She relocated to Atlanta in 1990 at which time she joined a commercial real estate management company that was eventually acquired by Carter.  While there she managed office and industrial properties in the northeast suburban market.

In 1997 Vicki left Carter to join TPA Realty Services (fka Technology Park/Atlanta), which was sold to CBRE in 2013.  While with TPA, she managed over a million square feet of newly constructed buildings as well as existing older properties for various third-party client-investors including LaSalle Investment Group and Metropolitan Life.  She trained & supervised other property managers who also managed a few million square feet of various commercial buildings.

Although the Glenfield opportunity offered me a great outlet to leverage my skills and background in a new, and more challenging way, it was the people who really made the difference.  The team’s positive outlook and obvious appreciation of hard work and commitment is refreshing and it’s exciting to be a part of that energy.

As Director of Property Management, Vicki assists the Glenfield team with asset reviews and due diligence, lease negotiations and asset financial reporting. 

Vicki graduated from Eastern Illinois University with a B.S. in Business Education.  She is an avid dog lover who appreciates their instincts, innate abilities and unconditional love.

Donald C Chapman, Jr. (Donnie)

Donald C Chapman, Jr. (Donnie), Executive Vice President

Donnie has a lengthy career of success in development and real estate capital transactions. Forming a partnership with Capital Design Group in 1990, he led a company that generated just under $1 billion in revenue. Capital Design was an Atlanta based land developer and builder, widely respected for the quality of their product.

In 2009, Donnie took a lead role on the Special Assets Team at United Community Bank, which oversaw the disposition of over $1 Billion of distressed bank owned notes and real estate assets. This included disposition of select assets which were subject to FDIC “Loss Share” bank regulations.  In 2016 he was hired to advise and manage the sale of Beena Vision, a dynamic, private company with an international customer base.  The process culminated in a competitive bid involving four publicly held companies.  Donnie has also provided litigation support and expert testimony in land use and construction contract cases.

Donnie associated with Glenfield in 2015 working in investor relations and acting as an advisor on all real estate transactions.

Donnie is a Graduate of the University of Georgia. He enjoys golf and competitive skeet shooting.

Angela Witz

Angela Witz, Controller

Angie Witz is a Certified Public Accountant with over fifteen years of experience in commercial real estate. She joins Glenfield Capital after serving as Controller for Pattillo Industrial Real Estate for 9 years.  At Pattillo, she oversaw the daily accounting, cash management, and internal controls for 5 entities and successfully converted the paper accounts payable process to electronic. Angie possesses advanced financial, construction, and property management accounting experience and is an excellent mentor.

She earned her Bachelor of Business Administration in Accounting from Clayton State College and is a member of the Accounting Institute of Certified Public Accountants, Georgia Society of Certified Public Accountants, and Commercial Real Estate Women.

Angie is an exercise enthusiast who enjoys running, yoga, hiking and most recently, OrangeTheory Fitness. She has completed one full marathon and 14 half marathons. Angie is an advocate for empowering women, both young and old and also volunteered for 2 years as a coach for Girls on the Run. She resides in Decatur, Georgia, with her husband and two teens.
